'><section class=\"av_textblock_section \"  itemscope=\"itemscope\" itemtype=\"https:\/\/schema.org\/BlogPosting\" itemprop=\"blogPost\" ><div class='avia_textblock  '   itemprop=\"text\" ><p><span style=\"font-weight: 400;\">El\u00a0 pago de la\u00a0 cuota\u00a0 con que\u00a0 debe\u00a0 contribuir cada\u00a0 propietario\u00a0 a\u00a0 las cargas comunes de\u00a0 conformidad con el art\u00edculo 4, est\u00e1 garantizado con un privilegio sobre la parte dividida de aquel en cuyo favor el consorcio de propietario haya hecho el avance.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Este\u00a0privilegio\u00a0tendr\u00e1\u00a0preferencia\u00a0sobre\u00a0 todos los dem\u00e1s y se\u00a0extiende a\u00a0la\u00a0parte\u00a0al\u00edcuota\u00a0indivisa\u00a0de las cosas comunes del\u00a0inmueble, en virtud\u00a0del\u00a0principio\u00a0establecido en el\u00a0art\u00edculo 5.\u00a0<\/span><\/p>\n<\/div><\/section><\/div>\n<div class=\"flex_column av_one_full  flex_column_div first   \" style='background: #eda323; padding:5%; background-color:#eda323; '><section class=\"av_textblock_section \"  itemscope=\"itemscope\" itemtype=\"https:\/\/schema.org\/BlogPosting\" itemprop=\"blogPost\" ><div class='avia_textblock  av_inherit_color '  style='color:#ffffff; '  itemprop=\"text\" ><p>La persona o\u00a0 personas\u00a0 que deseen dividir la\u00a0 propiedad de un edificio, existente\u00a0 o\u00a0 por construir, en pisos o\u00a0 en\u00a0 departamentos, viviendas o\u00a0 locales independientes, conforme\u00a0 al r\u00e9gimen\u00a0 que establece esta ley, deber\u00e1n registrar de acuerdo con la Ley de registro de Tierras sus derechos en relaci\u00f3n\u00a0con el\u00a0terreno\u00a0y sus mejoras.<\/p>\n<p>La solicitud de registro contendr\u00e1\u00a0 una\u00a0 descripci\u00f3n tan completa\u00a0 como\u00a0 fuere posible\u00a0 del\u00a0 edifico y de los pisos departamentos, viviendas o locales independientes en que esta dividido, y se\u00a0 anexar\u00e1n a\u00a0la\u00a0misma\u00a0los planos arquitect\u00f3nicos, estructurales y de instalaciones.<\/p>\n<\/div><\/section><\/div>\n<div class=\"flex_column av_one_full  flex_column_div av-zero-column-padding first  \" style='border-radius:0px; '><section class=\"av_textblock_section \"  itemscope=\"itemscope\" itemtype=\"https:\/\/schema.org\/BlogPosting\" itemprop=\"blogPost\" ><div class='avia_textblock  '   itemprop=\"text\" ><p style=\"text-align: left;\"><span style=\"font-weight: 400;\">No\u00a0 se\u00a0 registrar\u00e1\u00a0 ning\u00fan edificio\u00a0 conforme\u00a0 a esta\u00a0 ley, si\u00a0 el\u00a0 o\u00a0 los propietarios no\u00a0 hacen registrar al\u00a0mismo tiempo un reglamento\u00a0que contenga por lo\u00a0menos lo\u00a0siguiente:\u00a0<\/span><\/p>\n<ol>\n<li style=\"font-weight: 400; text-align: left;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Especificaci\u00f3n\u00a0de cada\u00a0una\u00a0de lay partes de propiedad\u00a0exclusiva\u00a0en que\u00a0est\u00e1\u00a0dividido el\u00a0edificio, con indicaci\u00f3n\u00a0del\u00a0numero\u00a0o\u00a0letra\u00a0o\u00a0cualquier otra designaci\u00f3n\u00a0que sirva\u00a0para\u00a0identificarlas.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400; text-align: left;\" aria-level=\"1\"><span style=\"font-weight: 400;\">N\u00famero\u00a0 de votos que\u00a0 corresponder\u00e1,\u00a0 en las resoluciones de la\u00a0 asamblea\u00a0 del\u00a0 consorcio\u00a0 de propietarios, al\u00a0dueto\u00a0de\u00a0cada\u00a0pode\u00a0del\u00a0edificio\u00a0de\u00a0propiedad exclusiva.<\/span><\/li>\n<li style=\"font-weight: 400; text-align: left;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Porcentaje\u00a0con\u00a0que deber\u00e1\u00a0contribuir cada\u00a0propietario\u00a0a\u00a0los gastos y cargas comunes.<\/span><\/li>\n<li style=\"font-weight: 400; text-align: left;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Bases para\u00a0la remuneraci\u00f3n\u00a0que se\u00a0deber\u00e1\u00a0pagar al\u00a0administrador.<\/span><\/li>\n<li style=\"font-weight: 400;
