Conoce cu\u00e1les son los derechos del cond\u00f3mino<\/h2>\n<p>Si bien una de tus principales prioridades como cond\u00f3mino es conocer y hacer cumplir los derechos y obligaciones de tus residentes, es igual de importante que conozcas los tuyos como administrador. La Ley de Propiedad de Condominios es la responsable de regular\u00a0 los derechos, deberes y obligaciones para la convivencia, seguridad y mantenimiento de conjuntos habitacionales. Las normas que ah\u00ed se establecen dan una pauta para una sana convivencia.<\/p>\n<p>Los derechos del cond\u00f3mino<\/p>\n<ul>\n<li>Los cond\u00f3minos deber\u00e1n respetar las unidades de propiedad individual.<\/li>\n<li>Participar, votar y decidir acciones en las asambleas generales de cond\u00f3minos.<\/li>\n<li>Disfrutar de las \u00e1reas y bienes de uso com\u00fan del condominio, sin afectar el derecho de los dem\u00e1s.<\/li>\n<li>Poder ser electo como administrador, as\u00ed como percibir una retribuci\u00f3n por el puesto.<\/li>\n<li>Solicitar al administrador, la informaci\u00f3n sobre los fondos de mantenimiento, administraci\u00f3n y de reserva.<\/li>\n<li>Acudir ante las autoridades competentes y denunciar violaciones al Reglamento Interno del condominio.<\/li>\n<li>Denunciar hechos de agravios a su propiedad o a las \u00e1reas comunes del condominio.<\/li>\n<li>Cada propietario podr\u00e1 realizar las obras y reparaciones que desee en el interior de su unidad, sin da\u00f1ar a la propiedad de los dem\u00e1s cond\u00f3minos, ni a las \u00e1reas comunes.<\/li>\n<\/ul>\n<p>Las obligaciones del cond\u00f3mino<\/p>\n<ul>\n<li>Abonar una cuota de mantenimiento que ser\u00e1 utilizada para el pago de servicios, reparaciones y la conservaci\u00f3n de las \u00e1reas comunes.<\/li>\n<li>Pagar las penalizaciones por el retraso en el abono de la cuota mantenimiento. Este monto se acuerda y plasma en el Reglamento del Condominio.<\/li>\n<li>Participar en las asambleas. La legislaci\u00f3n dictamina que por lo menos el 20% de los cond\u00f3minos debe acudir a las asambleas generales.<\/li>\n<li>Hacerse cargo de las reparaciones de la propiedad individual, si los da\u00f1os afectan a terceros.<\/li>\n<li>Utilizar de forma adecuada y cuidar las instalaciones y \u00e1reas que sean de uso com\u00fan.<\/li>\n<li>Respetar las normativas sobre usos y costumbres acordadas por todos los propietarios e incluidas en el Reglamento.<\/li>\n<\/ul>\n<p>Recuerda que la sana convivencia de tu condominio es importante.
